What residential window cleaning includes

  • Interior and exterior glass
  • Screens removed, washed and refitted
  • Tracks and sills cleaned of sand, salt and mildew
  • Frames wiped so drips do not leave marks
  • A final check of every window

Skylights, mirrors, glass railings and hard-water restoration are quoted separately.

How a visit works

  1. Walk-around and quote. We look at the glass, the frames and the access, then give you a written price.
  2. Protect your home. Shoe covers and drop cloths go down inside, and we move patio furniture when needed.
  3. Pre-clean frames, sills and screens. Cobwebs, sand and loose dirt come off first so they are not dragged across the glass.
  4. Wash the glass. A water-fed pole or a traditional applicator and squeegee, depending on the window.
  5. Detail the edges. Frames and sills are wiped so drips do not leave marks.
  6. Final check. We walk each window, and you are welcome to walk the house with us.

San Clemente homes and what their glass needs

Housing here is layered by distance from the water and by decade, and each layer has its own glass problem.

  • Near the coast. 1920s and 1930s Spanish Colonial Revival cottages and Pier Bowl condominiums take the most salt, and older frames corrode first. See salt film and coastal glass care.
  • Hillside tracts. Ranch and split-level homes from the 1960s through the 1980s often have large view windows. The median home in San Clemente was built in 1983, so a lot of glass has decades of coastal weather behind it.
  • East-side communities. Rancho San Clemente, Forster Ranch, Marblehead and Talega (which broke ground in 1999) have more two-story homes and tall entry glass, plus sprinklers and HOAs. See hard water stain removal.

Water-fed pole or squeegee?

Both have a place. A water-fed pole sends purified water through a brush so upper floors can be cleaned from the ground without a ladder, and because purified water has no dissolved minerals it dries without spots. Hand-washing with an applicator and squeegee gives an instant, dry result on ground-floor glass and heavy buildup. We choose the method per window.

Protecting your home and your glass

Scratches come from grit trapped under a tool or a scraper used the wrong way. Before we touch a pane we look for debris, paint and fabrication residue, we scrape only where it is safe and only on wet glass, and we never scrape coated or tinted glass or glass with film. If we find existing scratches or etching we tell you before we start.

What affects the price

The number and size of windows, interior and exterior scope, height and access, and condition. The cost guide shows typical San Clemente ranges. For scheduling, see how often to clean windows near the ocean.

Window types we clean

  • Sliders and glass doors. Tracks collect sand and salt, so we clean tracks as well as glass.
  • Picture and view windows. Large panes show streaks and haze most, so they get a careful detail pass.
  • Double-hung and casement windows. Frames and sills are wiped so drips do not leave marks.
  • French doors and divided-lite windows. Many small panes take more time, and we allow for that in the quote.
  • Bay windows, skylights and mirrors. Skylights and mirrors are quoted separately from a standard visit.

Why tracks and screens matter

Tracks are where sand, salt, pollen and moisture collect, and in damp coastal air they can grow mildew. Dirty tracks also make sliders stick. Screens trap dust and pollen and, when clogged, cut airflow and view. That is why a standard visit includes both.

How to get ready for your visit

  • Clear sills, shelves and window seats where we will work
  • Move fragile items away from sliders and French doors
  • Tell us about gate codes, pets and alarm systems
  • Turn off sprinklers that hit windows on the morning of the visit
  • Point out any glass that is already scratched, cracked or etched

What you should see when we are done

Glass that looks clear when you stand at an angle to the light, with no streaks at the edges, clean frames and sills, and tracks free of sand and mildew. If a window falls short of that, tell us before we leave.

Special cases

  • Tinted, coated or filmed glass. We do not scrape these, and we tell you if a product could damage them.
  • Hard-water etching. We tell you what cleaning can and cannot fix. See hard water stain removal.
  • Remodels. Paint overspray and stucco dust need a careful process.
  • HOAs and gated communities. We follow your community’s rules. See our window cleaning services.

Frequently asked questions

Are screens and tracks included?

Yes, a standard residential visit includes screens, tracks and sills. Skylights, mirrors, glass railings and hard-water restoration are quoted separately, and your written quote lists exactly what is included.

Do I need to be home?

Not for exterior cleaning. For interior cleaning we need access, so you can be home, leave a key or garage code, or arrange for someone to let us in.

Can you reach second-story and hillside windows?

Yes. We use water-fed poles and ladders as the window requires. Tell us about steep lots, tall entry glass or ocean-view panes when you request your quote.

What happens if it rains?

Light drizzle does not usually affect exterior cleaning, but heavy rain does, and we will reschedule if conditions are poor.

How long does a residential visit take?

It depends on the number of windows, their height, interior and exterior scope, and the condition of the glass. Your written quote includes an estimate so you can plan the day.

Do you clean the interior glass on sliders and French doors?

Yes. Interior and exterior glass, plus the tracks and sills, are part of a standard residential visit.

Can you clean tinted or filmed windows?

Yes, with care. We do not scrape coated, tinted or filmed glass, and we tell you before we start if a product could damage it.
